Our Team

Simone Bullen

Growing up in an environment of family-owned and operated retail businesses, the art of customer service was a natural instinct in the Bullen household. No surprise then that Simone has gone on to establish the area’s finest customer-focused property management agency.

“I pride myself on understanding and listening to my client’s needs and take delight in being part of the property journey.”

A part-time holiday job as a teenager with a local agent introduced Simone to the dynamic world of real estate. 34 years on, it’s a world she’s still just as passionate about.

Working with some of most recognized names in real estate, Simone honed her property management skills and vast experience with the best. She viewed property management not just as one integral part of the business, but as the integral part of the business.

In 2005, Simone realised this dream and established her own company – focusing purely on property management. The success of Simone Bullen Real Estate over that time speaks for itself.

Born and bred in the area, Simone’s a true local – Flemington Racecourse member, supporter of the Kangaroos, and an expert knowledge of every fine restaurant in Moonee Valley!

  • Beginning her career in Real Estate in 2005 carrying out customer service duties, Libby quickly developed a passion for Property Management starting her first role as Assistant Property Manager in 2007.

It didn’t take long before she moved her way up to Property Manager and then onto a Senior role. Working predominantly in the Inner Eastern suburbs and dabbling in Business Development, Libby grew a very keen eye for market trends and keeping her clients best interests in mind with every move, she is able to provide the highest level of service and professionalism daily.

After many years, Libby made the decision to move her work life closer to her family life and started her journey with Simone Bullen. Having young twin boys has certainly helped with her juggling abilities which also pays off in her work life.

Libby’s clear knowledge and extensive experience in Property Management has landed her title of Department Manager at Simone Bullen. She plays an integral part in educating not only our fun loving professional property managers, but also our Residential Rental Providers and Renters.

Away from the office Libby is dedicated to her young family.

Outside of work, Sam leads an active and social lifestyle. A natural people person, he enjoys spending time with family and friends, staying active, and being involved in his community, qualities that complement his energetic, driven, and personable approach to real estate.

  • Barketing Assistant | Junior Burger Dog

Cooper is our enthusiastic Golden Retriever Barketing Assistant and proud Junior Burger Dog to our Top Dog, Hugo. Currently undertaking advanced studies in office etiquette under Hugo’s watchful eye, Cooper is making excellent progress — though he occasionally interprets “professional conduct” as “see what I can get away with today.”

Naturally more cheeky than corporate, Cooper keeps the team on their toes and ensures no unattended snack, open door, or unattended tennis ball goes uninvestigated.

He excels in: Client meet-and-greets (tail wag guaranteed)

    Supervising key collections

Providing a warm welcome to families and children

Conducting thorough tradie boot inspections upon arrival

As part of our property management team, Cooper takes his role in creating a friendly, approachable office environment very seriously — even if his curiosity sometimes gets the better of him.

We’re confident that with continued mentorship from Hugo, he’ll one day graduate from Junior Burger Dog to full Top Dog status… provided he stops trying to “rearrange” the office décor.

  • “I enjoy both the challenges and triumphs that a career in property management offers, and love that each and every day brings a new experience.”

Energetic, enthusiastic and impressively efficient, Ebonnie Reid has become an invaluable asset at Simone Bullen Real Estate virtually from the day she started.

With an early career in customer service and more than six years in property management, Ebonnie brings an impressive skillset to her current role here at Simone Bullen Real Estate.

Always focused on the needs of clients, Ebonnie Reid prides herself on her attention to detail, absolute reliability and precision-like punctuality.

This level of commitment is well appreciated by her Residential Rental Providers and Renters alike, and ensures any issues that do arise along the way are resolved expediently and professionally.

  • Barketing Manager | Top Dog

Hugo is our esteemed Barketing Manager and undisputed Top Dog — the gold standard by which all good boys are measured. As a distinguished Golden Retriever, he embodies loyalty, leadership, and an unwavering commitment to office morale.

With years of experience in client relations, team supervision, and strategic tail-wag deployment, Hugo sets the benchmark for professionalism (with just the right amount of charm). His calm confidence, impeccable manners, and natural ability to make every visitor feel welcome make him an invaluable member of our property management team.

    Hugo’s core strengths include:

    • Elite-level client engagement

    • Exceptional child-friendly hospitality

    • Maintaining order (particularly where Junior Burger Dogs are concerned)

    • Expert oversight of daily office operations

    • Treat accountability and quality assurance

A true mentor, Hugo is currently guiding Cooper through his Barketing apprenticeship — teaching him the fine balance between enthusiasm and etiquette.

Simply put, Hugo isn’t just a good boy. He is the best boy. The kind of Barketing Manager any office would be lucky to have — steady, dependable, and always ready with a reassuring presence (and a perfectly timed tail wag).
